Layover Roofing - Never A Good Idea
If you are needing a new roof, cheaper is not always better. You'll be paying more in the long run if you take the cheap way out.
Layover roofing is placing a new roof over top of the existing older roof.
This can cause several problems that might not show up right away but will cost you more in the future if problems occur.
ADDED STRESS Adding a new layer on top of the current roof can put more stress on your home, which is never good for your home's structure. Older homes can experience severe settling after a second roof is added over top of the first layer.
UNDERLYING DAMAGE if you simply put a new roof on top of the damaged one, there is no way to do a thorough roof deck inspection, and you won't know if there was any underlying damage. The wood under the older roof could be rotten and decaying. A big misconception about layover roofs is that it will repair leaks. False. Unexplained leaks will eventually reappear. It is also difficult to detect where a leak is located once there is a second layer added, due to water being able to travel to a different area of the roof before signs of leaks appear.
FUTURE COSTS Not if, but when, you'll need to fix the roof after having a layover roof, the removal costs will be very high due to the extra labor and disposal fees. Many building codes restrict the amount of times you can layer the roof. Local code for roofing is two layers. Warrantys are also voided when you have a two layer roof.
